Moreover, TPS Ltd. manages commercial properties not included in the portfolio - in total it comprises 20 properties whose total area exceeds 150,000 m2 of offices, warehouses and undeveloped land.

Property commercialization is an activity in which an investment's value is built by: maximizing of rent rates, optimizing of rent period and minimizing the costs of property's functioning paid by the owner. Our commercialization of properties includes the following tasks:
- Development of sale strategies:
- Profile of a target client, varied in individual modules and stages of rent,
- Rent rates, varied in individual modules and stages of rent,
- Optimal term of agreements,
- Charging clients with costs and managing the operating costs,
- Specifying a minimal rate of the area rented,
- Development of comprehensive visual identifications of a property,
- Development of assumptions and running of marketing campaigns,
- Analysis of current rental agreements (if applicable) and working out methods of restructuring them as concerns achieving optimal profit,
- Working out rental agreements' templates,
- Searching for lessees and running commercial negotiations with them,
- Verifying and monitoring of clients' viability,
- Negotiating of rent conditions.
